Phase 1

According to the guide established by the Ministry of Sustainable Development Guide, of the Environment and of the Fight against Climate Change.

(MDDELCC) of Quebec, environmental site assessment consists of:

  • Becoming more familiar with the land;
  • Defining the specific characteristics of the site from the available data;
  • Assessing whether there were past activities that could have contaminated the soil, groundwater and air;
  • Targeting the sectors likely to be contaminated, determining the type of potential contamination and identifying additional information, as needed;

The steps of the environmental assessment consist of:

  • Requests for access to information;
  • Consultation of listed documents and various organizations;
  • Visiting the property or land;
  • Final report including recommendations

Phase 2 and 3

Environmental site characterization (Phase II) consists of confirming the presence or absence of contamination or a contaminant in different environments (water, soil). Phase II specifies the type of contaminant in potential sectors identified in Phase I.

The environmental Site Characterization (Phase III) consists of containing the extent of contamination (size and quantity) when the presence of contaminants was observed in Phase II.

The steps of the environmental characterization of the site include:

  • The characterization of soil and groundwater using wells or trenches.
  • Taking soil and water samples from wells or trenches. They are then sent to the laboratory for chemical analysis. The analyzed parameters are determined based on environmental risks. The results of the analysis confirm the presence or absence of contaminants;
  • If contamination is observed, Phase III involves additional sampling in order to limit and contain the contaminated areas.
